If you’re interested in becoming a licensed real estate agent or associate broker in Georgia, Florida, or Alabama, we’ve provided some basic instructions below to help guide you through the process. For agents already licensed in another state, you may be eligible to obtain a reciprocal license, which could allow you to bypass certain coursework requirements.

Alabama Licensing Guide

  1. Complete Pre-Licensing Education:
    1. Complete 75 hours of pre-licensing coursework through an accredited provider.
  2. Pass the State Exam:
    1. After completing your coursework, pass the Georgia Real Estate Exam. The exam consists of both national and state-specific sections, and you need a score of at least 75% to pass.
  3. Submit Your Application:
    1. Submit your application to the Georgia Real Estate Commission (GREC), including proof of your education and exam results. A background check is also required.
  4. Activate Your License:
    1. Once approved by GREC, your license will be activated. You will need to work under the supervision of a licensed broker to practice real estate in Georgia.
  5. Complete Post-License Education:
    1. Within the first year of licensure, you must complete 25 hours of post-licensing education, which is required to maintain an active license.
  6. Ongoing Continuing Education:
    1. To renew your license every four years, you must complete 36 hours of continuing education, including 3 hours of license law and 3 hours of ethics.

 

  1. Complete Pre-Licensing Education:
    1. Complete 63 hours of state-approved pre-licensing education. This covers real estate principles, law, and ethics.
  2. Pass the State Exam:
    1. After completing your coursework, you must pass the Florida Real Estate Sales Associate Exam. A passing score of 75% is required to successfully complete the exam.
  3. Submit Your Application:
    1. Submit your application to the Florida Real Estate Commission (FREC) along with your exam results. Fingerprints for a background check must also be provided.
  4. Activate Your License:
    1. Once your application is approved, your license will be activated. You’ll need to work under the supervision of a licensed broker to practice real estate in Florida.
  5. Complete Post-License Education:
    1. Florida requires you to complete 45 hours of post-licensing education within the first 18 to 24 months after obtaining your license.
  6. Ongoing Continuing Education:
    1. Every two years, you must complete 14 hours of continuing education, including 3 hours of license law and 3 hours of ethics.

                 

  1. Complete Pre-Licensing Education:
    1. Complete 60 hours of pre-licensing coursework from an approved provider. This includes real estate law, practices, and ethics.
  2. Pass the State Exam:
    1. After completing the pre-licensing education, you must pass the Alabama Real Estate Salesperson Exam. You need a score of 70% or higher to pass.
  3. Submit Your Application:
    1. Submit your completed application to the Alabama Real Estate Commission (AREC), including proof of your education and exam results. A background check is required as part of the application process.
  4. Activate Your License:
    1. Once your application is approved, you’ll be issued a license, which is active upon being employed under a licensed real estate broker in the great state of Alabama.
  5. Complete Post-License Education:
    1. Alabama requires you to complete 30 hours of post-license education within your very first year to maintain an active license.    
  6. Ongoing Continuing Education:
    1. To renew your license every two years, you must complete 15 hours of continuing education, including mandatory ethics and license law courses.

             

Reciprocal License in Georgia

If you are already licensed in another state, Georgia offers reciprocal licensing for certain states. To obtain a reciprocal license, you must pass the Georgia Real Estate Law Exam, which covers state-specific laws. You’ll also need to submit an application to the Georgia Real Estate Commission (GREC), including proof of your current active license in a reciprocal state, along with a background check. If approved, you will be issued a Georgia license, though post-licensing education may be required depending on your previous coursework.

Reciprocal License in Florida

If you are licensed in another state, you may qualify for a reciprocal license in Florida. Florida has reciprocity agreements with certain states, allowing agents to bypass most of the pre-licensing coursework. To obtain a reciprocal license, you must pass the Florida Real Estate Law Exam, submit proof of your active license from your home state, and complete a fingerprint-based background check. After approval, you will be issued a Florida real estate license. If your state requires additional post-licensing education, Florida will also require you to complete the state’s specific post-licensing courses.

Reciprocal License in Alabama

If you are licensed in another state, Alabama offers reciprocal licensing for agents from select states. To obtain a reciprocal license in Alabama, you must pass the Alabama Real Estate Law Exam and submit your application to the Alabama Real Estate Commission (AREC), along with proof of your active license in a reciprocal state. Additionally, you will need to undergo a background check. Upon approval, you will be issued an Alabama real estate license. Post-licensing education may also be required, depending on your prior coursework and licensing history.
