At Floyd Realty Advisors, we offer high-quality student housing rentals designed for students from any university, though the majority of our properties are located just two blocks from the Georgia Tech campus. Our rental properties in the vibrant Home Park community are rented by the bedroom, with individual leases for each student, providing flexibility and financial independence. Utilities are billed back equally among all residents under that roof, making monthly expenses predictable. The application process is straightforward, with no application fees, and rooms are offered on a first-come, first-served basis.

Once approved, a lease agreement is drafted, and a security deposit equal to one month’s bedroom rent is required at lease signing to officially reserve the room. Leases run from August 1 through July 28, with the option to sublet during the summer if needed. We also offer furnished rooms at no additional cost, ensuring a hassle-free move-in experience for students.  Please know that our policy only allows one student per bedroom. 

With most all of our student housing properties, all landscaping and pest control is included with the rental rate.  A one-time cleaning fee of $225 does apply at time of move-out to cover professional deep cleaning of the student’s bedroom and contribute to the cleaning of all the appliances and common areas.
